As a maintenance manager, you need to be able to build an activity based budget (zero based) and know the true costs. It takes a bit of time to become really good at doing this. You need to know how to prioritize projects and what emergencies you need to work on. You have to understand to make a balance between costs and what needs to be done.

The trick about being a good leader is to start with what we discussed in part II of this series – developing the workflow that ties roles to activities and having consequences and rewards. Leaders need to care about their people, need to be visible and approachable, and need to be engaged. A maintenance manager cannot be sitting in their office and never go down to the floor.

What should HR be looking for in a maintenance manager? Is it technical skills or something else? It really comes down to having the leadership skills and people skills. Maintenance managers can learn some technical skills. The most important thing is if you hire a good leader, you need to be trained in reliability. And vice versa, if you hire someone who is great technically but not good at managing people you need to train them to build their leadership skills.
